I don't know if you remember me or not but we met on the 2007 Mr. Landlord Cruise. We sat at the same table for dinner twice. My wife and I had a blast on that cruise and we learned so much. Yes, you can teach an old dog new tricks.

Larry,

Using the systems you provided in The Ultimate Buying and Selling Machine, I received an email from a realtor whom I contacted using one of your Realtor templates, telling me she had a house about to be listed for $185,000 that needed some TLC.

Being new to the system, my wife and I inspected the house and told the Realtor it needed some major rehab in the $25,000 range. The comps were $195-$200,000. The house was located in a good neighborhood. I made an initial offer of $115,000 and 3 days later went under contract for $120,000.

I used your techniques on emailing rehab investors and found one who I assigned the contract to for a $5000 assignment fee.

Your systems approach in the "business in a box" is outstanding. I am submitting more offers each day and have 3 more deals in the works.

A property manager called me in response to an "I Buy Houses" sign I had posted in a neighborhood I was targeting. The manager worked for an elderly property owner who lived out of state and wanted to sell his remaining rentals. I had never made an offer without seeing and inspecting the property first. But because I was familiar with the neighborhood, I was able to use the Property Analyzer to help me quickly estimate an offer. I felt comfortable doing this because I also had the Ultimate Buying and Selling Machine suggestions for contract contingencies to include with my "sight unseen" offer.

I confirmed my offer after a walkthrough of the property, and we signed the contract. I immediately began marketing the property and had already talked to several potential buyers before we closed on my purchase. Within a week after closing, I had an offer from an investor and was able to close with this new buyer in a few weeks. I did put a little work into the property – painted some floor ceilings, removed a wallpaper border and installed a smoke detector!

At closing with the new buyer I received a check for almost $15,000. My holding and rehab costs were less than $1,000 and I had put $5,600 cash in as a down payment, so my total profit after owning the property for less than a month was about $8,400.

I am just writing to say, thank you. I got your system 1 month ago. I have muddled through deals in the past. Since I have put your methods to work things work a ton better. I set up an auto responder saving me tons of time, but I most of all I bought a property and used your methods for marketing it, getting an estimate, an appraisal and offering it at 70% and I deduct 4 points for the lender and closing costs. I sent this info out to 4 cash investors I knew and told them I was giving them 24 hrs to check it out before I sent it to a bigger list. I sold the property on assignment for a $26,000 fee in 18 hours, I then sent out your email about how fast it sold to create a frenzy.

I am thrilled with your system. It really is awesome. I decided to do more than get a copy of my check. I went to the bank and withdrew the money in cash. I asked for $26,000 in $20's. After the tellers calmed down I got $14,000 in $20's (that's all the bank had) and the remainder $12,000 in $50's. I went home and dumped it on the kitchen table. I implore everyone to use this system and then withdraw your first deal in cash. It's awesome.

I always thought to myself, those people who give testimonials about making all this money, if it were true wouldn't they be doing back flips about making that much money?

First I want to thank you for illustrating how simple the wholesaling process can be.

This all starts by calling a number I got out of the local paper. The caller was from out of state and the house had been vacant for about 4 years. They owed over 5 thousand dollars in back taxes, it was boarded up, and there was a hearing to demolish scheduled. It was important to the owner that the house be restored because she had raised her kid in this house.

After several conversations I could not get them to throw out the first number. So by using your software to plug in some very conservative estimates of my own, I was able to figure out a top offer of about 18K. I went in first with a low-ball offer of 5K and the seller responded, "I was looking for 30K". A few days later I countered with 11K and closed the deal at 12K. I assigned the contract two weeks later to a rehabber for 22K, A TEN THOUSAND DOLLAR PROFIT!

All of the material in the Ultimate Buying Machine is extremely useful, especially the negotiation advice and the Property Analyzer. They both gave me confidence to hold strong to my numbers and bring home a $10,000 profit to my wife and two kids, and all of this on my first wholesale deal!

I've been doing real estate (on the side) to produce a second stream of passive income for some years now.

I've spent thousands on training kits by Robert G. ALlen (EMI institute), and others over the years. Each has left me dissapointed ... too much "Hooplah" and not enough "substantive, actionable information".

We've been to a lot of boot camps. A lot. We've spent a lot of money. A lot.

I work full time at making real estate investing my livelyhood. I'm smart. I have good communication skills. I work hard. It's a tough business! Don't for a second think you can just apply some great sounding techniques and make a deal. Does it happen? Of course it does. But even if you have the good fortune of making a real deal soon after doing a boot camp, don't quit your day job. Making it into a business will take time and determination as well as good luck.

So what has this to do with Larry Goins? Well, Larry tells you what you have to do to make deals. He has developed some great ideas on how to find them and supplies you with the tools you will need. He doesn't give you a fish, he teaches you how to do it. It will still be up to you. It always is.

One thing I noticed, as well, is that Larry himself is always available to talk or e-mail with you personally, and quickly. You won't be waiting for a reply while a possible deal is dying on you and you just need to know something fast. That's really great because people I've spent ALOT more money with have not provided this degree of service. And in the business of Real Estate Guruing, it comes down to customer service. Teachers come and go, and most go because they can't deliver. It catches up with them. So far, I gotta say, Larry delivers.

Also, no matter what these guys tell you, most of them are out of the real estate buying/selling business. Sure, they still have a staff who will dab at it, but that's all it is. They are into the Boot Camp business. Larry owns a finance company with Wendy. They want your mortgages. They will help you close deals in the hope you will finance with them. They buy and sell houses every day, using their own techniques. The ones they tell you about.

In fact, they have a website with deals for sale, so if you want to make a good return with little, in some cases no cash down, you can buy the deal and make a nice profit. They will also buy deals from you giving you a nice assignment fee, if those deals qualify. Will they JV with you? I don't know. Probably. They are real people. Just ask them.

The point is, when all the smoke clears and the mirrors are Windexed, you can spend a lot on money on these camps. We've learned a great deal from all of them. We are sure that the knowledge we gained will always be valuable. But we never got that quick deal, that easy deal, that magic deal which the Gurus assure you is just around the corner if you only follow their secret recipe. NOT!

Larry makes no such claims. He just gives you an awful lot of really good stuff. I couldn't even list it all. In fact, you don't know how much you get until after you buy it and then he tells you what he's throwing in extra. It's crazy. His fee is so much less than the competition that you might underate the product. That would be a terrible mistake. What he has to offer is gold. And again, he really is one very nice, honest, decent human being. That makes it even better.

We located the property by placing bandit signs outside for FSBO's that needed to sell their property fast. Bought for $8,400 & sold on eBay for $17,000 with seller financing. Had to list on eBay 4 times before I actually had a buyer who paid the down payment after the auction ended. (I owned this property 10 weeks.)

DEAL #4: Springfield, TN

Before I actually even purchased this property, I asked the eBay buyer who bought Deal #3 if was interested in another one and he said YES! I sent him some photos and he sent me a down payment on this one also! I never had to advertise this one. (I owned this property for 12 days!)

Larry on this deal we did a simultaneous closing, where we had the buyer pay the closing cost! I had a separate written contract with the buyer and an agreement with the title agent that the buyer would pay me upon closing!

I brought the seller and the buyer to the table to close with the title agent! The buyer received his house for $5007.69 and the seller received his check for $4,000 dollars. The title agent received her commission for $500 and the buyer gave both Tammy and I three checks for a total sum of $4,000 according to our contract which I have a copy of. The buyer paid a total of $9,007.69 for the house and I took my seller out to eat after the deal! Know this is a deal of negotiation skills!

I have a copy of everything and I will send it to you!

After the big Palooza and when I returned home the ever day reality of my life set in. Some of the excitement had slipped away then one day as I sorted through the material I had accumulated at the conference I reached over and picked up Larry's book "Getting Started in Real Estate Day Trading".

I begin to read and the more I read I felt the excitement coming back that I had felt at the conference. The more I read the more I begin to fully realize how well the material was presented. In chapter 2 the 10-Step Day Trading Process sets the stage for the whole book.

I absolutely love your Wednesday night Brain-Pick-A-Pro teleconferences. I live in a small town and have not found an investor's club, close by I can attend and learn more about the real estate investment business.

I visited Larry's site and have been glued to this site ever since. I no longer can say, I would love to join an investors' club. I have that right at my computer/finger tips all I have to do is select a past speaker and listen in on the conversation. This, to me, is better than any local investment club.
